Comment: Before we can route the application you'll need to provide the following: 1) 23 copies of the preliminary plat findings form; 2) 5 copies of the Design Standard Checklist for Small Lot Design; 3) 5 copies of the Tree Conservation Guideline Form; and 4) 5 copies of an existing conditions map that shows topography, existing trees, etc. Also, it is unclear how you are obtaining 14 lots, given the density limitations of the High Density Single-Family Zone in Midland. The proposed 40-foot access lane right-of-way (6,040 sq .ft.) is a public road and is subtracted from the gross acreage to get net acreage. Density is based on net acreage. The net acreage of this site is 0.95 acre. Based on the maximum density of 12 du/net acre, this subdivision can have 11 lots. If it is restricted to senior housing only, the subdivision could have 13 lots. You have proposed 14 lots. If it is your client's intention to develop this for senior housing, I..e, one member of the household over 55 years old and no children under 18, please provide us something in writing stating that. Once we receive the above information we will be able to route the application. An email was sent to Bob Bennett on 9/5/06.
