Request: Subdivide 14.14 acres into 63 single-family residential lots and dedicate 39,657 sq. ft. to recreation area and 78,250 sq. ft. to wetland and wetland buffer preservation. The property is currently zoned Single-Family (SF). The applicant proposes to rezone the property to Moderate Density Single-Family (MSF). The MSF zone requires a minimum density of 4 dwelling units per acre and a maximum density of 6 dwelling units per acre when connected to public sewer. The proposed density is 5.25 dwelling units per acre. City of Tacoma public water and Pierce County public sewer are to be extended into the subdivision to serve all lots.
