Request: Appeal a Pierce County Planning and Public Works Department Mitigated Determination of Nonsignificance (MDNS), issued by a Pierce County Responsible Official on April 10, 2020, with respect to the preliminary plat of South Sunrise West. The site is within the South Hill Community Plan area and Moderate Density Single Family (MSF) zone classification, located around 122nd Ave. E., and south of the Arbors at Sunrise., in Council District #1.

Request: Subdivide approximately 116 net acres within the Sunrise Master Plan Community (SMPC) into 405 single-family detached lots along with associated landscape and utility tracts. The overall site is approximately 145 acres. The proposal includes 6 phases. The area proposed for new lots is located within areas 22, 23, and 24 in the SMPC. Access is proposed from an extension of 122nd Ave. E. and 50-ft. wide local minor roads. The site is in the South Hill Community Plan area, and Mixed-Use District (MUD) and Community Center (CC) zone classifications, located east of 122nd Ave. E., and south of Sunrise Blvd. E., in Council District #1.
